Architectural Technician - Residential Developer

An excellent opportunity has arisen for an experienced architectural technician to join a highly-regarded developer. You will be responsible for the architectural technical design from receipt of planning permission through to completion on site.

All applicants must be competent in using AutoCAD/Revit drawing programmes.

Specific Duties and Responsibilities

- Ensure receipt of all information forming the planning approved package.

- Familiarise yourself with the content of the planning approved package, having regard to planning conditions, S106 obligations, drawings, statements, reports, schedules and the physical features of the existing site.

- Appraise the planning approved information generally for compliance with current Building Regulations, NHBC Standards, British Standards. Identify any areas of non-compliance and suggest appropriate action/re-design.

- Undertake site plan check against topographic survey to ensure the proposed development will fit on the site.

- Consider solutions to any particular design initiatives applicable to the development ie The London Plan, Secure By Design, Lifetime Homes, Scheme Development Standards, Wheelchair Accessible Housing Best Practice Guide, Wheelchair Housing Design Guide.

- Liaise with the Design Team to determine most economical solutions for the main technical features of the proposed development:

Space and water heating incl any renewable energies
Mechanical & Electrical Services
Above & below ground drainage
Highways or access issues
Works affecting adjoining owners

- Consider design stage health and safety risks to minimize risks.

- Produce Lease Plans and any sales plans, if required, to assist off-plan marketing.

- Produce the Architectural technical drawings incl site layout, setting out, floor plans, sections, elevations, details, notes, specifications, schedules. Must be competent in using AutoCAD/Revit drawing programmes.

- Coordinate with the Design Team to ensure understanding of the structural and services features to ensure their integration into the architectural drawings.

- Attend/chair regular Design Team Meetings to ensure production of technical information is progressing satisfactorily and monitor against Design Development Programme.

- Liaise with any Client representatives (RSL Agents, Cost Consultants, Commercial Agents, Managing Agents etc) to ensure any contractually agreed features or requirements are integrated into the technical design.

- Submit information to secure clearance of planning conditions, S106 obligations, Building Control conditions, warranty provider (eg NHBC) conditions.

- Liaise with internal departments to understand subcontract procurement programme and ensure sufficient information available to procure competitive subcontract tender enquiries.

- Liaise with internal departments to address any subcontract tender queries or value engineering suggestions.

- Liaise with subcontractors to ensure any subcontract-design drawings are reviewed and commented on.

- Liaise with the site management team throughout the construction process as and when necessary to ensure the smooth progress of the construction programme. Attend site visits or meetings as necessary.

- Prioritise workload between projects that are at design stage and those requiring more urgent attention when on site.

- Assist with production of Homeowner Manual info ie Fire/escape route and Sound Barrier plans.
