Paradigm Housing Group is a successful housing developer, seeking to build 600 new homes every year. The majority of these are for people who might not be able to afford to buy on the open market, either for them to rent or purchase a share in their home, with a view to buying a greater proportion over time. To facilitate this development pipeline, there are two teams within Paradigm’s Development Directorate that focus on acquiring new sites and opportunities: Land & Planning Team and a New Business Team – each team targeted to buy c.300 plots each.
The Land & Planning team is responsible for acquiring land-led opportunities, either subject to planning or with planning permission. The team brings together and project managing key stakeholders and multi-disciplinary project teams to design good quality, viable developments that meet Paradigm’s requirements, successfully securing detailed planning consents for development by others in the Directorate. The Land & Planning Team is also responsible for managing the feasibility, viability and planning process for the Group’s decommissioned existing assets (the Group has c.15,000 existing homes under its management), as part of wider regeneration proposals.
Due to growth in the required development pipeline, two exciting opportunities have arisen, one in each team: a New Business Manager and a Land Manager. The focus for each role is different (depending on the team it sits within), but the skills required are similar, and some candidates may wish to apply for both roles.
We are seeking an experienced Land Manager to seek land-led sites and buildings for acquisition and development. You will undertake negotiations to secure development projects in line with the development strategy.
Supporting the Head of Land and Planning to progress land opportunities through planning and technical due diligence you will operate over various locations within the South East. With your experience of land acquisition, you will provide regular, accurate and timely reports on progress with all land projects and ensure all development programme targets are met or exceeded.
The successful candidate must have a relevant qualification relating to building, surveying or planning, you will also have substantial experience of successful land acquisition post qualification along with sound finance knowledge on development appraisals. Experience of managing risks associated with land acquisition and managing continuous improvement are essential.
Due to the nature of the role, you will be required to travel therefore require a full driving licence with access to a car for business purposes.
